Landscaping and upkeep of the entrance to The Reserve at Brookside, water for irrigation of the grass and flower beds, irrigation maintenance, electrical power for the lights in the landscaping area and street light, lawyer fees, insurance, and postage box fees.
1.) No less than thirty (30) days prior to the beginning of March, i.e January 30, of each year, the Board will send notice to all Unit Owners indicating the total amount of their assessment, for the upcoming year. Failure of the Board to send notice or for a Unit Owner to receive notice will not be considered a waiver of the Unit Owner’s obligation to pay assessments.
2.) Payment of assessments is due on March 1 of each year.
3.) If a payment is not received by the Board or its agent on or before March 31st of each year, the payment will be considered late and additional administrative fees will be assessed against the Unit Owner.
4.) On April 1st of each year, a letter shall be delivered via regular mail to the address of the Unit Owner’s Lot indicating that the payment is late and that additional administrative fees have been assessed. Additionally, the letter will inform the Unit Owner that the collection process will begin, and a lien placed on their Unit, if assessments and administrative fees are not paid in full by April 30th.
5.) On June 1st of each year, the account of any Unit Owner who has not paid their respective annual assessments shall be forwarded to the Association’s attorney and a lien placed on the Unit Owner’s Lot. All fees associated with the collection process are to be paid by the Unit Owner.
